Vinyl siding generally lasts twenty to forty years, and the spread comes down to exposure and installation far more than brand. South and west elevations fade first, and panels nailed too tightly buckle in summer heat because vinyl needs room to move. Fibre cement and metal last longer and cost more up front. What fails on any of them is rarely the panel itself — it is what happens behind it once water gets in at a window, a penetration or a bad seam. That is why we look at the wall behind before quoting, not after.

Total wall area, the material, how many windows, doors, and corners break up the runs, the number of storeys, and whether the old siding comes off. Trim, soffit, and fascia are usually quoted separately, and that is where two estimates most often diverge. The item that changes a number after work starts is almost always what is found behind the old siding — soft sheathing, failed house wrap, or water damage around openings. We would rather find that at the estimate than mid-job, which is one reason we do not quote siding sight unseen.

You can, and on most homes we do not. Going over the old siding hides whatever is happening behind it — and the wall behind failing siding is precisely the thing that needs looking at. It also complicates every detail around windows, doors and penetrations, because the new siding now sits further out than the trim was built for. Tear-off gives us a look at the sheathing and house wrap, which is where the real problems live. If your existing siding is sound and the issue is purely appearance, we will tell you that.

Most homes take three to seven days once material is on site. Size, how much trim work is involved, and weather are the variables — siding does not go on well in heavy rain or deep cold. The part that takes longest is not the flat walls, it is the detail: corners, window and door surrounds, and everywhere the siding meets the roofline. A crew that clears the flat walls in two days and then spends three on trim is doing it in the right order.

Yes, and the honest caveat is matching. Vinyl fades, and product lines get discontinued, so a patch on a wall that has been up for fifteen years will rarely disappear completely. Where we can, we pull replacement panels from a less visible elevation — a back wall, or behind the garage — and put the new material there instead, so the fresh panels end up where nobody looks. When matching is genuinely impossible we say so before starting, not after you see it.
