The modern roof is an amazing thing. No other part of your house takes a beating like your roof does. Sitting up there atop the walls of your house is a structure that, day-in and day-out, withstands elements ranging from rain, sleet, snow, and hail to direct sunlight and its punishing ultraviolet rays. Neither the masonry walls of a house or the windows looking out on the world take the kind of abuse a roof takes. Below these top layers is the roof deck, often plywood spanning the rafters of the roof. No wonder a roof doesn’t last forever. As tough as it is, the passage of time and nature’s relentless assault take their toll, so that after 10 or 15 years of faithful performance, an asphalt shingle roof loses its vitality. However, this inevitability doesn’t always have to end with a complete roof replacement! There is now a way to rejuvenate a roof and extend its life for many more years.
What Happens to a Roof Over Time?
The most common and visible sign of roof shingle deterioration is the loss of granules that coat the top of most roof shingles. The granules serve multiple purposes. One purpose is to maintain your roof’s deep, rich, even coloration, but they do much more than preserve your roof’s aesthetic appeal. Granules serve to promote sunlight reflectivity so your roof is protected from the heat of the sun. Some types of shingles feature copper-infused granules, which prevent the growth of algae. Invasive algae and bacterial growth leads to dark streaks on the roof. Not pretty!
Homeowners can easily tell when shingles begin to break down, starting with granule loss. Little by little over time, the gritty substance–millions of tiny shingle granules–is carried off the roof by the rainwater and melted snow streaming down the slopes of a roof and into the gutters.
