Roof Rejuvenation. What is it and When Can it Work for You?

The modern roof is an amazing thing. No other part of your house takes a beating like your roof does. Sitting up there atop the walls of your house is a structure that, day-in and day-out, withstands elements ranging from rain, sleet, snow, and hail to direct sunlight and its punishing ultraviolet rays. Neither the masonry walls of a house or the windows looking out on the world take the kind of abuse a roof takes. Yet, a roof system has to balance incredible strength and durability with relatively light weight, or else too much pressure would be placed on the vertical framing of the house and on the roof trusses.

Slender but Strong. Your Roof System is Like a Coat of Armor

A shingle roof, with its main component of the roof decking, underlayments, and its top layer of asphalt shingles is merely a few inches thick, all together. What we have with most roofs in Fredonia, Pennsylvania and throughout the Keystone State are roof systems composed of asphalt shingles measuring a fraction of an inch in thickness (3/16” on average), under which lies the roof sheathing or underlayment that is no more than ¼” thick–commonly a polyester or fiberglass fleece that is treated with a waterproofing agent. Below these top layers is the roof deck, often plywood spanning the rafters of the roof. No wonder a roof doesn’t last forever. As tough as it is, the passage of time and nature’s relentless assault take their toll, so that after 10 or 15 years of faithful performance, an asphalt shingle roof loses its vitality. However, this inevitability doesn’t always have to end with a complete roof replacement! There is now a way to rejuvenate a roof and extend its life for many more years.

What Happens to a Roof Over Time?

The most common and visible sign of roof shingle deterioration is the loss of granules that coat the top of most roof shingles. The granules serve multiple purposes. One purpose is to maintain your roof’s deep, rich, even coloration, but they do much more than preserve your roof’s aesthetic appeal. Granules serve to promote sunlight reflectivity so your roof is protected from the heat of the sun. Some types of shingles feature copper-infused granules, which prevent the growth of algae. Invasive algae and bacterial growth leads to dark streaks on the roof. Not pretty!

Homeowners can easily tell when shingles begin to break down, starting with granule loss. Little by little over time, the gritty substance–millions of tiny shingle granules–is carried off the roof by the rainwater and melted snow streaming down the slopes of a roof and into the gutters. Often one can see granules dispensed from the end of downspouts. Granule loss that has advanced very far can also be apparent in just looking at the roof and noticing its faded color.

Main Impacts to Roofing Over Time:

Is Roof Rejuvenation an Option for You?

If your roof is still keeping you dry and it’s been spared of any significant damage…Congratulations! You’re a candidate for a roof rejuvenation that can save you thousands of dollars!

Liberty Roofing Pros offers a quick, easy and affordable alternative to a complicated, expensive, and inconvenient process of a total roof replacement. A single application of our sprayed-on roof rejuvenating treatment can extend your roof’s life for five years or longer, depending on where you live and the conditions surrounding your house (quantity of direct sunlight, presence of overhanging foliage, susceptibility to ice formation/ice dams, etc.). Plus, you can opt for subsequent treatments as the initial treatment begins to lose its preserving effect after several years. Since roof rejuvenation is so much less expensive than a roof replacement, two or three applications, if viable, over the course of 10 or 15 years, still amounts to a big savings.

About Our Rejuvenating Roof Coating Process

Liberty Roofing Pro’s roof rejuvenation involves the application of an elastomeric roof coatings. Silicone, asphalt, polyurethane, and acrylic elastomeric roof coatings are the most common options. We typically apply the coating with a roller or spray. By knowing the proper coverage, Liberty ensures the roof is fully sealed and protection is restored.

Elastomeric Roof Coatings are Not Paint

The only similarity our roof rejuvenation products have to paint is that they’re liquid. But roof coatings are thicker than paint and contain a top-tier resin that helps fend off the damaging effects of torrential rain, wind, and ultraviolet sunlight. Paint can’t effectively seal small cracks and seams in the roof, but Liberty Roofing Pro’s special coatings can.

Roof Rejuvenation Cost…The Saving will Astound You!

Find out more about the benefits of roof rejuvenation over unnecessary or premature roof replacement. The savings in terms of a roof rejuvenation cost versus a roof replacement will leave you wondering why more property owners don’t take advantage of this viable alternative. Mainly, not every roofing contractor offers roof rejuvenation. Some don’t even want you to know about it because they would rather sell you on a more expensive project. Liberty Roofing Pro’s likes to make money too, but we always recommend what’s best for our client’s and we respect their household budget, too. While every roof rejuvenation job is different in cost because of several factors, such as the size of the house, the number of stories, the roof shape and pitch, the need to perform minor repairs as part of a complete and proper restoration process… you can bet that a roof rejuvenation will save you thousands over a roof replacement.
