Most residential roof replacements are finished in one to three days, and an average-sized home is often done in a single day. Roof size, pitch, how many layers come off, and the weather are what move that number. We tear off, inspect and dry in the same day, so your home is never left open overnight. Before we start you get a written schedule with the tear-off date, the material delivery date, and what happens if weather pushes the job.

You do not need to be home, but someone should be reachable by phone. Most homeowners go to work as usual and come back to a finished roof. If you do stay, expect steady noise from early morning to late afternoon, and move vehicles off the driveway so we can stage materials and position the dumpster. Pets are the real consideration — the hammering carries through the whole house, and the day is easier on them somewhere else. Anything hanging on a wall directly under the roof deck can vibrate loose, so take pictures and mirrors down the night before.

A replacement is the whole system, not just shingles: tear-off of the old roof, decking inspection and repair, underlayment, ice-and-water shield at eaves and valleys, drip edge, flashing, ridge and intake ventilation, the shingles themselves, and full cleanup with a magnet sweep. What separates two estimates is usually what one of them leaves out. Ask any contractor whether decking replacement, new flashing and ventilation are in the price or billed as extras — that is where two quotes for the “same” roof end up thousands apart. It is possible on some roofs, and we do not recommend it. Layering over old shingles hides whatever is wrong with the decking underneath, traps heat that shortens the life of the new shingles, and adds weight that the structure was not designed to carry. It also removes the one moment when the roof can actually be inspected. Almost every soft or rotted deck board we find is found at tear-off, and covering one is how a five-year-old roof ends up sagging. A layover saves money on day one and costs it back at the next replacement, when two layers have to come off instead of one.

Not always, but it is the cheapest time to do it. The crew, the ladders, and the staging are already there, and the drip edge, flashing, and gutter apron all meet at the same edge — fitting them together in one job avoids the seams that leak when they are done years apart. Gutters that are sagging, pulling from the fascia, or already the same age as the roof are worth replacing in the same visit. If yours are sound we will say so and leave them. Where the fascia or soffit behind them has soft spots, that gets addressed while the edge is open rather than after the new roof is closed up.
