Roof rejuvenation is a sprayed treatment that restores flexibility to aging asphalt shingles by replacing the oils they lose over time. It extends the life of a roof that is aging but still sound — it is not a repair, and not a substitute for a replacement. Asphalt shingles turn brittle as those oils dry out, and brittle shingles crack, curl and shed granules. The treatment penetrates the shingle rather than sitting on top of it as a coating. It does nothing for wind damage, nail pops, failed flashing or poor ventilation — those are repair problems, and we will tell you plainly if that is what you actually have.

A single application is generally expected to add around five years, and it can be reapplied as the effect wears off. Freeze-thaw cycles are hard on shingles, so what you actually get in this region depends heavily on the roof’s condition when it is treated. Be sceptical of anyone quoting a fixed number before looking at your roof. We assess age, granule coverage, flexibility and ventilation first, and we tell you when it is not worth doing.

Rejuvenation is for roofs that are aging but not failing — broadly, asphalt shingles in the ten-to-twenty-year range that are still keeping water out. Once shingles are cracked through, missing in patches, or the roof is already leaking, the treatment is the wrong place to spend. The honest test is what a treatment can and cannot change. It restores flexibility; it does not restore a shingle that is already broken, seal an active leak, or fix decking underneath. We inspect first and show you the footage, so when the answer is replacement you can see why instead of taking our word for it.

It is worth it when the roof has real life left, and the only problem is age. If you would otherwise be replacing a sound roof in the next few years purely because it looks tired, a treatment buys that time back for a fraction of the outlay. It stops being worth it in two situations: when the roof is already failing, and when you are planning to sell or replace inside the next couple of years anyway. It depends on the manufacturer, and it is the right question to ask before anyone sprays anything on your roof. Some shingle warranties explicitly exclude aftermarket coatings and treatments; others are silent. If your roof is still inside its manufacturer warranty period, bring us the paperwork and we will check it with you before scheduling. On a roof old enough for rejuvenation to make sense the coverage has often lapsed or narrowed to nothing anyway — but that is a thing to confirm, not assume.
